With the start of 2024, we wanted to shed light on our sales of 2023 and showcase how our agents are always able to work diligently to sell homes no matter what obstacles come their way. We first want to thank our amazing clients who without them none of this would be possible, but maybe more importantly we wanted to thank each and every single one of our agents who represented their clients with the utmost amount of professionalism and integrity, all while upholding the values of what it means to be a Tom Crimmins Realty Agent. In the year of 2023, we had over 230 real estate transactions, representing both buyers & sellers, and making us one of Staten Island’s Top Real Estate Agencies. This article has been created to showcase the many listings throughout the year that exceeded the Million Dollar threshold, and the agents who made that all possible through their hard work and dedication to their clients.
2 Hilltop Road: $1,525,000, 85 Perry Avenue: $1,300,000, 548 Klondike Avenue: $995,000
Ross Buxbaum without a doubt continued his reputable success in 2023! He has created a portfolio of work that has allowed him to become one of our top-selling agents, and one of the top selling agents across all of Staten Island. His reputation has surely preceded him, as he has become very well known throughout Staten Island for his top sales and his success with getting homes on the market and sold very quickly. Ross is very loyal to his clients and will always make sure they get the best deals possible to make sure all parties are happy. Ross is a man of his word and will deliver in ways you wouldn’t expect an agent to be there! Although this was a transitional year in real estate, as a result of interest rate changes, Ross was able to maintain his success of being one of our top selling agents by selling a numerous amount of homes, and also sellings 3 homes that were valued near, or well over, the million dollar mark. The first and most highly valued sale for Ross was 2 Hilltop Road which sold for $1,525,000. A large two-family home sitting on a large lot in the beautiful Eltingville. This home included a beautiful open concept consisting of 6,000 square feet. It had an outstanding 8 bedrooms and 6 bathrooms that truly accentuated the beauty of this property. It certainly was the total package, as far as Staten Island Homes go, and it was sold for a wonderful price! Ross was not only able to sell one home for over a million dollars, but he sold another home at 85 Perry Avenue in Castleton Corners for $1,300,000, as well as another home which fell just under the million dollar mark for $995,000 located at 548 Klondike Avenue in New Springville! Ross had brought in the wonderful buyers for this two family detached home that has it all! It was a roller coaster year for the real estate industry, but Ross was able to navigate the ups and downs like a true professional, never wavering, and always being there for his clients to provide advice and expertise!

Back on our list for the second year in a row is the dynamic team of John & Susan Lauria and Laura Mooney! The Lauria/Mooney Team have combined their long-standing expertise in the field of real estate to provide their clients with the best possible experience. They are one of Tom Crimmins Realty’s most highly rated & highly reviewed group of agents. Coming up next on our Million Dollar Listings recap we have 149 Satterlee Street which was sold by the wonderful and dedicated agent, John Sbarbaro. John is an extremely knowledgeable agent who never backs away from a tough situation no matter how many other agents may have turned it away ! This listing did fall short of a Million dollars but the hard work and consistency shown by John to our company is priceless. John had brought in the buyers for 149 Satterlee Street, a beautiful move-in ready home found in Tottenville! This property boasted a large open floor plan, recently installed recessed lighting throughout, shiplap ceilings made of wood, a built-in Polk Audio speaker system, an updated and custom kitchen with quartz countertops, modern bathrooms with heated floors and towel warmers, floor-to-ceiling closets and glass sliding doors, a newly accented stone-wall fireplace in the fully finished basement, a two-car garage, and a large backyard with a built-in patio! If you couldn’t tell just by that list, John got his clients the best of the best and helped them find their dream home which is no surprise to us because that’s what John does, and has done since he first joined us at Tom Crimmins Realty. On top of helping these clients find a dream home, John took on the task of selling their home at the same time and got them an amazing price for it! As you can see, our agents love taking on both sides of the deal and making dreams come true for their clients.

As you can tell we do not stray away from selling million dollar listings, we also help buyers find their dream houses so they can turn them into homes! Anthony Cammoroto definitely did not let his buyers settle until they found the absolute best, which, once again is no surprise to our agency because Anthony is one of the best! This beautiful home was located in the much sought after neighborhood of Sunset Hill and was sitting on a 147x50 lot! Truly a rare find on Staten Island; this listing was a perfect opportunity for Anthony’s clients, and Anthony made sure to let them know that.. This goes to show exactly the type of agent Anthony is and continues to be each and every single year. He doesn’t just work with his clients, he fully gets to know and understand their needs so when a house like this one pops up on the market in Staten Island…he can perfectly match it with them!

One of our amazing agents Daisy (Xiao Min) Shi sold 577 Lamoka Avenue, a two family detached home in the wonderful neighborhood of Eltingville! This Hi-Ranch home comes with it all, and has plenty of space for singular use or to rent out! It also included an apartment which was perfect for anyone looking to bring in additional rental income! These clients got an amazing property for them to call home because they were fortunate enough to work with an amazing agent that we know and love. Daisy truly embodies everything a person could want in an agent. She takes the time to really speak with her clients and gain understanding that isn’t often found with today’s real estate agents. Daisy sends updates about the market to her clients and points out flaws and things in need of repair when taking a client on showings. She truly goes above and beyond. Steven Schwab is the next agent to be featured on our list, and for those who know Steve know that this is certainly no surprise. He had a great year in 2023 that really exemplified his knowledge of Staten Island Real estate, and his ability to communicate with clients effectively. If something happens on Staten Island related to real estate then Steve knows about it, and probably knows about it first! Steve sold 14 Downes Avenue; a fully renovated home from top to bottom sitting on a 8,000 square foot lot located in the lovely town of Annadale. With 4 oversized bedrooms, a new addition of hardwood floors, a 2 car driveway and even an in-ground swimming pool. This home was a perfect summer oasis that Steven had the pleasure to sell. OH!...and did we mention, Steven had both sides of this deal, representing the seller and buyer! YES, you heard that right!! However, that’s not the only home that Steve was able to be a part of that was worthy of making this list! Believe it or not, he represented a buyer on ANOTHER 1 Million Dollar home that sold for $1,375,000 in the beautiful town of Rossville located at 279 McBaine Avenue. It was a beautiful Two-Family detached home sitting on a 10,400 square foot lot. YOU DID read that correctly, “a 10,400 square foot lot!” It also featured a Beautiful 6 bedroom layout with 5 bathrooms; truly an amazing home for Steven’s buyers! Additionally, Steven had also sold 10 Berglund Avenue which came in right under a million dollars at $975,000! A lovely home located in the heart of Staten Island in the neighborhood Bulls Head, with up-to-date exterior and interior renovations! It also included 3 nice sized bedrooms, an open concept living and dining room and a beautifully renovated white kitchen with Stainless Steel appliances. As if that wasn’t enough, this Bulls Head home also features a Spa-like custom shower, and a resort-like backyard with a full outdoor kitchen and inground pool! All three of these were truly dream homes that had it all which goes to show exactly the kind of agent Steven is! We are so proud of his hard work and dedication to our agency!

Next up on our Million Dollar Recap is Alec Willis coming in with his FIRST Million Dollar sale since being licensed in 2022 which is something that is rare in our industry. Alec has been working for Tom Crimmins Realty for over 5 years as a marketing manager, as well as a Real Estate photographer which allowed him to offer an additional expertise when working with his clients. Alec knew exactly what his clients were looking for and made sure everything was perfect. He brought in the buyers for a gem in Richmond Valley located at 283 Boscombe Avenue sitting on a one of a kind 18,360 SQUARE FOOT LOT! This home was custom built like every home on Boscombe Avenue which was a unique quality that Alec’s clients were really hoping for. He helped his clients purchase their dream home on their dream block, and if that doesn’t attest to what type of agent Alec is then I don't know what will. He went above and beyond when all the cards were stacked against him as a newer agent and made it possible! In addition to his amazing sale, Alec has taken all of the pictures that are featured in this blog!

Last up on our Million Dollar Listings recap is 112 Lenhart Street which sold at $988,888. We are showcasing this listing as a part of this blog to show the teamwork and dedication our agents share! Our wonderful agents Steven Schwab and Alec Willis teamed up to get this listing sold! This beautiful corner lot property found in Tottenville featured 4 bedrooms, updated baths & an updated kitchen, as well as a rental apartment! The experience this duo was able to gain once teaming up provided this client with a smooth and fast process of selling their home! Here at Tom Crimmins Realty, we love to showcase the amount of time our agents put into their profession, and there aren’t many that have a passion for real estate like these two.
