When it comes to owning a home, there are many tasks that should be kept up with yearly to ensure your safety and the longevity of your home. Regular house upkeep increases the lifespan of equipment and HVAC systems, among other things. By doing this, you may be able to avoid paying thousands of dollars in unnecessary replacement and maintenance costs. Owning a home versus renting comes with many different commitments. If something fails, the homeowner is responsible for fixing it; there is no landlord to step in. Which goes to show how important it is for the homeowners to keep their house well-maintained.

Monthly maintenance that should be done for your home includes testing smoke detectors. Please note that certain smoke detectors may run automatic monthly testing for you and some may have to be done manually. You should also inspect your fire extinguishers, unclog drains, clean garbage disposals, clean the range hood and filter as well as, deep clean your home. Lastly, you should replace your HVAC filters every 3 months. These monthly maintenance tasks will help you keep your home safe and in order throughout the year.

There are also specific maintenance tasks that should be done during specific seasons to help differentiate and prepare your home for the temperatures to come. During the spring and summer you should complete a lot of the outdoor cleaning tasks while the weather is perfect. Cleaning gutters and downspouts, washing outside windows and siding, clean the grill and refill propane tanks, clean refrigerator coils, clean bathroom vent fans, sanitize trash and recycle bins and pumping the septic tank are all tasks that should be done during the spring and summer months. You should also service the air conditioning system, inspect your sprinkler heads, inspect driveways and all other exterior concrete pathways, fertilize your lawn, re-seal any outdoor woodwork, inspect roof and chimney for damage or even leaks.

During the fall, you should be preparing for colder months to come by servicing the heating system, scheduling a chimney cleaning, putting outdoor furniture and equipment into storage, turning off outdoor water and sealing all cracks on windows or doors.

Now lastly, during the winter you as a homeowner should always keep the heat set to 55 degrees or higher, check insulation and add to areas that need more, protect your AC unit, secure handrails and steps, insulate hot water tanks and even purchase a humidifier if you need. All homeowners should always be prepared no matter what season it is and should keep up with yearly home maintenance. You should also always be prepared for any storms that may come your way no matter what month of the year it is. You should always have batteries, flashlights, non-perishables and water on hand.
